The Top 10 Snobbiest Places in Texas

by Christie Cannon

Who made the list??

Movoto Real Estate researched and formed a list of the snobbiest cities in Texas by using a mathematical formula.  The formula gathers data based on median home price, median household income, percent of population with a college degree, private schools per capita, performing arts per capita, art galleries per capita, and fast food restaurants (the less the better).  They averaged each place's ranking and put it all together in one "Big Deal Score".

Frisco made the list at #9, while Plano came in at #3, Richardson #5 and Flower Mound #6.  So who came in at #1?  You might be surprised...Click here to find out and read what they found out about each city.

Recently, Highland Homes' blog featured a Q&A with Highland's VP of Architecture & Market Trends, Gonzalo Romero (with whom my clients & I have had the pleasure of working).  It offers an interesting insight in to the latest trends & designs in new home constructions.

Tis the Season - for Protesting your Property Tax Value

by Christie Cannon

The season is almost upon us.... property tax protest season!  So what do you do when that envelope arrives & your value went sky high?  You do have the opportunity & option to contest/protest your tax value.  Despite what some may lead you to believe, it is not a terribly difficult process.

While counties do have variations, tax protests start about May 1st.  While most counties offer easy steps & explanations to the process, the how & why a value was derived still leaves many of us wondering.

Once again Texas A&M's Real Estate Center  has come to the rescue in this month's Tierra Grande, offering a wonderful article on the detai ls of the Property Tax Protest & Appeal!

You can find the article on their website - http://recenter.tamu.edu/pdf/2062.pdf

Need help or have questions about the comps for your home (from Jan 1st time)? - please feel free to give me a call...

Frisco - Southeast Community Park Expansion!

by Christie Cannon

Frisco's Southeast Community Park, also known as Harold Bacchus Park (or the baseball park), has had the most recent round of expansion approved!  While last years Master Plan has not yet been fully realized (where are our sand volleyball courts!), the current expansion will offer additional acreage, extend the Taychas Trail (hike & bike) to the West Rowlett Creek Trail , create new ball fields, additional parking, playgrounds, & pavilions. Equally important - the new expansion will directly tie the community of Lawler Park (a favorite of mine!) to the massive park to the north.

Additional plans and information can be found clicking here!

Windsong Ranch in Prosper - Coming Soon!

by Christie Cannon

If you have not yet seen it... you have likely heard about it..  Prosper's latest & greatest coming community - Windsong Ranch  is preparing now for their full grand opening.  With major local & national builders (Highland HomesHuntington HomesDreesDavid Weekley HomesDarling Homes, & Chesmar), 600+ acres of greenspace - with tennis, ponds, pools, fitness, community cafes (with wife & all the perks), hike & bike trails, & more "hidden" surprises - this community is poised to be a major draw for buyers.  Having a location just north of 380, & combined with some of DFW's best builders, this community stands ready to add even more momentum to Prosper's already booming new home construction. The Terra Verde Group is one of the key groups behind this project; they are a company with deep experience in mixed-use development (such as CityPlace in Dallas), as well as more traditional Master-Planned communities - they combine this with a solid background in the planning & development of a huge number of Resort & Golf properties (from Angel Fire to the Dove Mountain Ritz Carrolton).
